St Erth Neighbourhood Development Plan has been formally made. It can be used from 28th June 2018 as part of the development plan in development management decisions. The adopted Neighbourhood Plan, report and decision notice are available to download below:

The St Erth NDP referendum was held on 24 May 2018. The plan was successful at referendum and the result was:

  • Number cast in favour of a 'Yes': 326
  • Number cast in favour of a 'No': 47

The St Erth Parish Neighbourhood Development Plan was submitted for examination. The independent examiner appointed to carry out the examination was John Slater.

The independent examiner sent through some initial comments on 19 December 2017. He invited the Qualifying Body (St Erth Parish Council) to submit any views on the representations made at Regulation 16 stage. He also invited them to propose any revisions to the wording of policies that the Qualifying Body would wish the Examiner to consider including in his recommendations. View Examiners initial comments.

At its meeting on 9 January 2018, St Erth Parish Council approved the proposed amendments to the Plan related to the views expressed by the Cornwall Council Open Spaces Team and Historic England. They also agreed to the request by Natural England to provide a map showing Carrack Gladden Site of Special Scientific Interest (SSSI) and St Erth Pits SSSI. On 28th February 2018, Cornwall Council received the Examiner's report on the St Erth Neighbourhood Development Plan. The Examiner's report concludes that subject to the modifications in the report, the Plan should proceed to referendum. The examination report and amended Neighbourhood Plan is available to view below:

Cornwall Council consulted residents and other interested stakeholders on the plan proposal for the St Erth area. The consultation ran from 27th September to 8th November 2017.

The plan proposal included:

  • a copy of a map and statement which identifies the area to which the proposed Neighbourhood Development Plan relates
  • a consultation statement
  • the proposed Neighbourhood Development Plan and a statement explaining how the proposed Neighbourhood Development Plan meets the requirements of paragraph 8 of Schedule 4B to the 1990 Act (the Basic Conditions Statement)

Copies of the documents were available to view using the online planning register. (Planning number PA17/00029/NDP). Hard copies were also available to view at:

  • St Erth Chapel Hall
  • Hayle Library and One Stop Shop, and
  • St Erth Post Office

St Erth Parish Council submitted an application and map to designation their Neighbourhood Area. This was submitted on 11 March 2013. Cornwall Council consulted residents and other interested stakeholders on the designation. The consultation ran between 21 March and 9 May 2013. Copies of the application letter and statement were available to view during the six week consultation period. The statement explains how the Parish Council and Neighbourhood Area met the conditions of Section 61G(2) of the Town And Country Planning Act 1990.
