In Cornwall all let properties should achieve the standard set out in the Cornwall Rental Standard or in some cases be working toward the standard as a member of the scheme.

The Housing Health and Safety Rating System (HHSRS) was prepared in light of the Housing Act 2004. The Act changed the way local authorities assess housing conditions looking at the conditions of properties using a risk assessment approach, avoiding or minimising potential hazards.

Housing Health and Safety Rating System: Guidance for Landlords and Property Related Professionals is a publication that has been created for those owners and landlords. The guidance is aimed at non-specialists, in particular private landlords, because their properties are most likely to undergo an HHSRS inspection.
